Georgia: an investment grade property market
This country passes the gate and also scores well on return and access. It has a few things you must manage, and we list them next to the strengths.
Georgia (Tbilisi and Batumi)
Investment gradeHigher yield at a lower entry price
Investors who want higher yields at a lower entry price, and who are comfortable with a smaller market.
Why it works
- Yield: gross 7.5% to 8.6% in Tbilisi and 7.1% to 7.4% in Batumi.
- Ownership: foreigners can buy any non-agricultural property, with titles on the Public Registry.
- Residency: a USD 300,000 investment permit runs 5 years and can lead to indefinite residence.
What to manage
- Small developers carry completion risk. Projects from small or unrated developers can be delayed or left unfinished.Buy only from rated developers with a proven track record.
- Net income is below gross. It is about 60% to 70% of gross in Tbilisi and about half in Batumi.Work out net yield first, so you compare real income.
- Growth has slowed. Tbilisi prices rose 4.0% in 2025, and Batumi has been flagged for oversupply.Check location and supply area by area.
