Dubai: an investment grade property market
This country passes the gate and also scores well on return and access. It has a few things you must manage, and we list them next to the strengths.
UAE (Dubai)
Investment gradeIncome, residency and tax simplicity
Investors who want rental income, residency and tax simplicity in one place, and who can buy from abroad.
Why it works
- Residency: a 10-year permit with work and business rights and family cover.
- Tax: no personal income tax, and money moves in and out freely.
- Returns: gross yields of about 6.3% to 6.7% citywide and 7.1% for apartments; prices grew about 10.6% to 15% a year over five years.
- Easy to buy from abroad: remote purchase and non-resident mortgages are available.
What to manage
- Supply risk varies by area. New homes are being delivered in large numbers, and areas differ in how well they absorb them.Choose the area with care, using market intelligence on which areas will do well.
- Net yields are below the headline. Costs take about 1.5 to 2.5 points off the gross figure.Work out your net yield before you buy.
- Prices are adjusting. They are down 3.1% in the latest 12 months (ValuStrat, August 2026).Compare areas and buildings, and time your purchase with care.
