Greece: a purpose-led property market
This country passes the gate and serves one clear purpose. It is not chosen for income, so we show what to manage up front.
Greece
Purpose-ledEU residency and diversification
Families who want EU residency and Schengen travel, and want to diversify away from the Gulf and India. It is not for anyone who needs strong rental income.
Why it works
- Residency: a 5-year renewable Golden Visa permit with no minimum stay, family cover and Schengen travel.
- Ownership: freehold under EU law.
- Low holding cost: the annual property tax is typically about EUR 300 to 400 on a 100 m² flat.
What to manage
- Rental income is modest. Gross yields are about 5.2% to 5.4%, and rental income is taxed at up to 45%.Plan on modest income, and structure the tax with a local accountant.
- Golden Visa rules shape how you use the property. It cannot be let short-term, and Athens needs EUR 800,000 and at least 120 m².Check the rules against the specific property before you commit.

Passes our three must-pass checks: ownership security, tax and money movement, liquidity and exit. How we score
One to watch. A 15.45% transfer tax for non-EU buyers has been announced to start on 1 July 2027. It is not law yet, and no Golden Visa exemption has been announced. Timing matters, so take advice before you commit.
